I'm still dealing with the August 11th flood. I had a completely finished basement (bar, game room with solid oak pool table, home theater, etc)...44" of sewage; lost everything. All new mechanical is in, along with washer and dryer, new shitter, etc. We will never rebuild it all though. Great space to play floor hockey now though :( Is insurance not covering it?

Now you'll be stuck with it and never get out of it anywhere near what you put in. You should have went apartment and saved for a house without wheels. Mobile homes depreciate rapidly until they aren't worth anything.

Anyone here have a metal roof? I liked they way they looked on the houses up north in the UP when we were there in the fall. I think the colored ones have come a long way. I like the idea of not needing another roof on this house ever. My grandmother purchased one up north about 3 years ago. She lost her skylights because they said they can't cut the sheets or else they'll leak. It stays surprisingly cool in her house in the summer and isn't as loud as you'd think when it rains. It cost a pretty penny though. You won't need a roof every ten years and you'll pay for that.

My wife wants a new kitchen. I want to have someone design it to maximize the cabinet space. Our kitchen is very small and I would like someone to come up with a better plan than we have now. Any thoughts or advice?

Flood Insurance? Don't have it. Don't know of anyone who did. I'm in the madison heights/warren area...our communities got hit really really bad. I did have a flood/sewage rider ($5000), but that didn't even cover my pool table let along the home theater, carpet, furniture, etc. I had my insurance check in two days though, so that was nice. Great company, no questions...let us know what else we can do. I told them we have a lot of elderly neighbors in the area that need grunt work help. A few companies came in to help them. Most people that had a rider though, where in the $5000 - $10,000 range. Not bad if you had the $10k. But anyway, didn't cover what we needed. No FEMA/grant money because we had that rider/i make too much/other rules I hit that don't qualify for FEMA. But was able to get a loan from the SBA (who handles all this past FEMA). We got enough to redo all the mechanical, bathroom, shower and many of our personal items. We have no interest in going into debt to rebuild how it was. Things we can never get back: all our childhood K-12/College stuff, baby books, 50+ years of mostly handmade xmas ornaments from our grandmas. Stuff like that. Had I known the shit was going to get higher then a couple inches, I would have saved some things. But in about 30 minutes, it was coming in too quick/and getting high. Barely had time to kill the breakers (we had no power, but didn't want it to come back on and cause issues) and get a wall/door built into the basement to keep our pets from going down there. On a bright side, we had a lot of people come help (friends and family). We had the basement completely gutted in about 36 hours along with two rounds of cleaning/bleaching/Concrobium mold control done too. Couldn't have done it without them.

Wow man- what a catastrophe.
Comparatively, our house burned down when I was in 5th grade. The loss was catastrophic and my parents literally were "between insurance companies" as they were making a switch at the time. I'm not sure what the rules about insurance were like at that point- but moral of the story- we got maybe $10k after a year of litigation. I was wearing donated clothes from Red Cross for like 2 years and we lived in a family friends basement for about a year. My parents never really recovered financially from it. I can imagine the frustration and pain you must have gone through during the situation

I can imagine the frustration and pain you must have gone through during the situation My neighbor and I joked; not to make light of your situation when you were younger, but that something should just finish off the rest of the houses, like a fire or tornado. I can't imagine going through that as a kid. Sorry to hear that about your parents too. Things like that tend to lead to divorce or worse :( Some of the newer families, like I said mostly around us is elderly but there is some turn over of new parents with young kids and babies: wow, I would have know idea what I would have done like that. What if you don't have family near? You have to get the kids out of the house/don't want people getting sick. And that can be costly, say packing what you can and go live in a hotel for a few weeks. Ugh. What doesn't kill us, makes us stronger. Hope to never have to go through this again.

How's the house coming pepper? At least you're getting good weather. The advantage of having good weather would imply that someone was actually working at the site. That's like tree falling in the forest. The builder was supposed have a framing crew lined up. They backed out. They found some other crew who was and still is working on a house in Waterford on a lake. It's supposedly a small lot. The telephone poll on that property literally has to be raised in order to prevent the electric/phone/cable wires from laying on top of the house. After talking to the concrete guy who did the foundation, his suggestion was to demand they vet someone out there to frame the walkout wall and the first floor. They claim they have another week at that house in Waterford. We got them to start working on the walkout yesterday. They are supposed to work through the weekend. They should have been at this point a month ago.
